What is a measurement or floorplan service?

A home measurement service is just what it sounds like: Based on what you need, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, an appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like closets, hallways, and fireplaces. They may sketch the property. Then, the appraiser creates a report and detailed sketch showing the total square footage of the home and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services required?

Challenging real estate taxes

Property tax records frequently reflect the wrong square footage because the values can come from many sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually own! Unless a certified appraiser has completed a recent evaluation or measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling your home

A home floorplan service will secure fair market value for your house. Living space is one of the most important factors potential buyers consider when purchasing a home — but since these values are often approximated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the amount of interested buyers. The only dependable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or measurement service completed by an appraiser (after any renovation that might have affected square footage).

Material for agents

To ensure that your client's property sells at a price that accurately reflects market value, we advise seeking a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your attention to detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic for getting potential buyers interested since they can review the layout and attributes of the property before and after touring.
